Know What You're Actually Paying For — Introducing the Office Savings Calculator

Most teams have never actually seen the number. Now they can.

We hear a version of the same story constantly: a company is paying for a full office, every day of the year, because that's what a lease requires — not because that's what the team needs. Nobody sat down and decided that was the right trade. It's just what happened when the lease got signed.

So we built something to make the trade-off visible. Today we're launching the Office Savings Calculator — a simple tool that shows you, in real numbers, what your team is spending on a traditional lease versus what the same team would spend booking a Flexday Suite only on the days it actually shows up.

Why we built this

Every conversation we have with a company evaluating Flexday eventually comes down to the same question: "Okay, but what would we actually save?" Usually that answer lives in a spreadsheet somebody has to build from scratch — estimating square footage, guessing at per-square-foot lease rates, figuring out how many days a hybrid team is really in the office.

We wanted to remove that step. Plug in your headcount and how many days a month your team needs a room, and the calculator does the rest — comparing a traditional lease to Flexday, standard and discounted pricing, side by side.

How it works

The calculator takes two inputs:

Number of employees. This sets the estimated square footage a traditional office would require for your team.

Days booked per month. This is how often your team actually needs a physical room — for planning days, onboarding weeks, client meetings, or just a day everyone's in the same place.

From there, it shows three numbers: what a traditional lease costs, what a Flexday Suite costs at standard pricing, and what it costs at the discounted rate available for bookings of three or more days at participating locations.

A worked example

Take a 20-person team that needs a room 4 days a month — a common pattern for hybrid teams that still want a shared home base.

  • Traditional lease (roughly 3,000 sq ft at C$65/sq ft/year): $16,250/month

  • Flexday, standard: $6,000/month

  • Flexday, discounted: $5,400/month

Run that out three years, and the traditional lease costs $585,000. The same team on Flexday spends $216,000 at standard pricing or $194,400 at the discounted rate — a savings of up to $390,600, or 67% less than the lease.

That's not a rounding error. That's the cost of paying for space nobody's using five days a week.
